They also take the closest comparable rentals, so if it's far into beachwood or closer to highland hills/cleveland also will move the determination.  

Realtors can provide a comparative market analysis (CMA), which looks at recent sales of similar properties in your area.

Of course you will see how that compares to the wholesalers, but essentially you need to have the knowledge to be able to compare.
