dropping letter/flyer in mail box is illegal that's what I heard, it belongs to USPS and other official mail services, But you can drop flyer on stairs, drive way on car etc.

Pile drivers, cement trucks, cranes, jack hammers, endless pounding and endless buzz saws, (and loud mariachi music from boom boxes, which I actually like, but not everyone does--some of these guys really crank it up), etc...A good first move might be to talk to as many of the existing residents as possible and try to figure out what their pain points are, and why their neighbors moved out, vs. shooting in the dark for solutions based on guesses.Some talented Texas Mariachis: https://www.youtube.com/watch?

The exterior set-up has the main part of the house opening to a screened in-porch with the big views with an attached sun-deck, it has stairs down to the large (2000 square feet) main deck area.

When you have stacked units you have to contend with noise complaints, water leaks, stairs for the upstairs tenant, less rent for the units, who uses the yard (side by side house a little yard typically), parking, etc.
