updated HVAC, water heater, bathroom, paint, carpet, dech, new accessoriesWhat was the outcome?

HVACs break, roofs leak, basements flood, storms cause damage, carpets need replaced, tenants cause damage, tenants don't pay, etc. 

I'd also suggest reminding them of what needs to be done-eg carpets professionally cleaned, floors swept, garbage removed, oven cleaned, etc.

So this was just a horder house, which ruined the carpets and the walls were outdated with old paper.

I don't know that's going to cover 3 hip roofs, six ac systems, 60 unit paintings, 36 new carpet jobs, 12 kitchen/bathroom remodels...What are market rents?

Purchase price: $125,000 Cash invested: $85,000 Started off as a run down outdated 1 bedroom 1 bath home in Sanger - was purchased from a wholesaler for $125k - Added 1 full bedroom to the house, replaced wall heaters and window AC with HVAC ands ducting throughout - replaced old circuit breaker panel with new updated one and rewired interior electrical, replaced all windows with dual pane windows, replaced most of the doors, laid new carpeting in the bedrooms and wood plank flooring in the living room, tile in kitchen and bath, added new baseboards and painted interior, replaced all doors in the house, granite countertops, new lower cabinets, all new appliances, added rails to the front porch, converted an older closet into a laundry room / new closet, completely remodeled bathroom to make way for a new door to the new bedroom ( not shown in pics), new wall tile in tub/shower, redid some roofing, and painted the entire exterior.

There is some damage on the floor from a pet and one of the kids rooms has some urine smell in the carpet, they tried hard to get out but it is still there.We applied for rental assistance in December, and it still hasn't come through.Today they called me for the final walkthrough, "and just wanted to make sure they get their deposit back".If rental assistance comes through do I need to give them 2k for the deposit?
