I'm wondering if anyone has used the HomeSmart Service from Xcel Energy.

I thought Forbes did a nice job on this article over the weekend and wanted to share it here on Bigger Pockets because it seems to capture some big ideas that may take a lot of digging to find otherwise and lays them out in bullet point fashion.  

I'd  bite the bullet and fix it up.

But you have to replace all the support bars, and that may not make economical sense for you if just redoing the sheetrock doesn't make sense.My experience has been that if you're going to hold on to the property it usually makes the most sense to just bite the bullet on the front end and restore it to a normal sheetrock ceiling.

As I look at the numbers, I don't know if I should take time/energy to renovate it or sell it and move on.  

They would be dodging bullets (litterally).                

The diversification of industries here among the healthcare, education, energy, technology, and finance sectors allows for a strong economy that grows steadily year-on-year and suffers minimal impact from market hits.The potential to fix-and-flip is high here, as well as the opportunity to BRRRR.

In any event, as mentioned above don't waste your time, money and energy wholesaling in the US, unless you are less than 2 hour drive. 

Many other states offer these types of plans through your gas/energy company so you should look into that if you are concerned about AC unit being old and not wanting to proactively replace.

And yes, we call someone who uses a stolen meter or tampers with a meter- a person commiting a diversion of energy.
