I ran a stress test at a 10% drop in rents and it was still positive cash flow (barely). 

Currently testing effectiveness of google calendar with the on site guy set as editing access.

@Joe Splitrock, as a test, I installed a  Ring doorbell at my house this past weekend. 

Being single makes this easy...suitable payments for crashing on a friends couch are cases of beer/bottles of booze/tacos/etc...or even some cash for rent if you are there long enough. 

Then use a Dremel/file/grinder to slowly grind away the material to match my template line....go slow and creep up on the fit with frequent test fitting.

The current owner rented the house after she moved out but did NOT get it tested for lead and did NOT register the house with the county, both of which are against the law. 

I was told they are owned by the same company that writes the Michigan test.

If they pass the sniff tests with flying colors, and it all makes sense,  I'd absolutely rent to them!
