Times are scaring a lot of investors away, but fortunately the best are generally continuing on.As for the mechanics and other intricacies of wholesaling, I'm going to assume you've done your homework.I do think it's critically important to always be truthful and transparent to the seller. 

For myself I know the builders in process of building $2200 a month Class A+ rentals all around north dallas suburbs are going to be in a world of hurt.My discussion 3 years ago on this topic was really active yet no one thought it would happen anytime soon.The truth is this virus & our over-reaction to it has exposed the true weaknesses of our system & Keynesian Economics.We need biblical/Austrian economics & savings & investment now more than ever not more stimulus with money our grandkids don’t have, stimulus & federal reserve shenanigans!

Truthfully, investing is not about timing; it’s about numbers.

(Sorry Kennedy peeps, it’s just the truth) Make sure that when you run comparable properties for rent estimates that they are actual comparable.

The truth is that trying to wholesale notes you can forget about institutional NPN; buyers of those go direct or they’re sold to private equity groups directly.
