The upside to doing the rehab yourself is knowing that everything was properly constructed (if experienced).Also make sure you have an ample amount of reserves when handling a project like this.

I recently came across Zillow's "Most Undervalued Market" list and noted Merced was number one, along with a few other valley cities making the list.A lot of investors I talk to do not have much good to say about the valley, but the two percent rule seems to be attainable there.

This allows developers to pay really high amounts for land and through development still make a profit that otherwise would not be attainable due to the numbers needed.Georgia had this obscure law on the books that did not allow TAD funding because it was taking potential tax revenue from the schools without their permission.When this was enforced it killed TAD's and many properties close to the belt line for development were planning on using these funds to make the projects work.
