Advice on investing inthe CA central valley, specifically Merced

I recently came across Zillow's "Most Undervalued Market" list and noted Merced was number one, along with a few other valley cities making the list.

A lot of investors I talk to do not have much good to say about the valley, but the two percent rule seems to be attainable there. I am intrigued by Merced because it has a large regional hospital, a growing University, and is a major stop for the CA bullet train (if they ever build it).

Does anyone have experiences/advice to share on this? Any feedback would be appreciated...
