If you connect and work with an investor-focused real estate agent, preferably one who also invests, then the rest of your team should assemble fairly seamlessly.

How'd you assemble a team from scratch and what were the logistics like? 

RE-framing the first floor in my opinion would be more costly since most first floors contain a kitchen and bathroom which would need to be rebuilt and added to the floor framing and floor assembly cost.
