What will be make or break feasibility wise for what you're proposing will be:Existing studs - nowadays max 16" O.C. spacing for 2x4 studs on 1st floor is required to carry a 2nd story and roof per 2015 IRC.Your existing truss system would save you a lot of $$$ if you can re-use. 

I’m not talking truss members and cinder blocks but you will have to create your repair list often, otherwise known as a punch list.

I gave him a 30-day notice, he complained that he was innocent, I stood firm, and he left.

The current condition is HORRIBLE, it needs a roof and when I say roof I mean it needs trusses and decking. 

What stood out to me was low capital required, and dedication and time is what seems to lead to success. 

It stood vacant for a few months until we were able to rent the units back again.

yeah that would be the deal breaker, if the bigger party needed to provide the guarantee.I drilled the loan officer on this and he stood by his statement.
