Tenants can be frustrating (to say the least)... and the situations that come along with them - from stopped up toilets to evictions, among many others, present challenges.I wouldn't recommend a Heloc for a long term hold as the rate is variable... and over 4 units you will require a commercial loan if going the traditional route of financing.  

I would recommend getting professional photos done for any MTR/STR.

Your insurer could recommend one or you can check Google (and, of course, the reviews).

For your midterm lease, I strongly recommend you use a state-specific lease to make sure all of the landlord requirements are covered as well as any state-specific disclosures.

I wish we had gone with them for all of our loans and have been recommending them strongly to investor clients recently for this reason.
