Going through an attorney can be extremely expensive and would be curious if anyone has another source? 

There's nothing wrong with active investing (buying rentals), just make sure you go into it understanding how much work it is, and be prepared for it to be a side hustle rather than a source of passive income. 

If you partner with a builder he will have the resources to source out best pricing and if you in a jamb and short on something he should have a source somewhere.

Source a hundred opportunities, make offers on ten that meet your criteria, and close on 1 or 2.

One final source I will give you is signs.

I will have a property or 3 that I've located,  found owner negotiating seller terms,   knowing I don't have the credit or capital or network for sourcing either,   I'd go to sites or platforms that want partners for 50 50 deals..   

There are a lot of investor interest that does not come from BP so I think your sample size is just pooling from one source

BP is another of those sources as you can look at reviews on the profile page and actually talk to people here on BP who have used a QI.
