I'm assuming this mostly depends on the quality of the GC and his communication skills etc. 

It’s definitely not a get rich quick game, very much a long term game.

Not sure how anyone starting out can break in without being rich or cash heavy.

Here are a few I recommend: "Rich Dad, Poor Dad" by Roberto Kiyosaki; "Set for Life" by Scott Trench; "The Unofficial Guide to Real Estate Investing" by Spencer; "The BiggerPockets Ultimate Beginners Guide" found here on BP; "The Book on Rental Property Investing" by Brandon Tuner.

Our taxes are done by professionals but for $75/m I was hoping for better communication. 

@Gabe Capoferri,Communicate to them directly that you understand 1031 and want to make this easier and more flexible for them.

They want fast maintenance and good communication.  

The buyer and their insurance agent are not communicating properly.

However, you likely have a stipulation in your contract (or should ask for one) where they communicate with you first about repairs over $300 and you can definitely ask for multiple bids if you're looking to do something like replace an HVAC system.  

Don't get caught up in the YouTube-era, get-rich-quick nonsense.
