No crash in sight, no matter what key metric you look at (2008 was very visible in the data already in 2006, go look up housing inventory, or watch the movie The Big Short).But here is the other thing: if you are too nervos to buy a cash flowing property now, you will certainly not do that during a crash!

I just don't see the point in sending them Christmas cards, movie passes, gift cards, etc. for doing what they agreed to do; pay the rent and keep the place in decent shape.
