However I still don't understand why in CO it's assumed to be the sellers responsibility, I have the house I'm moving to under contract and I plan to reach out to the seller and say I don't require them to buy title insurance if the take the amount off the contract price, it comes down to what I see value in, it's a 3 yr old house and a title search should show any liens or issues, as an FYI I never purchased life insurance as I saw little value there, insurance a necessity for some things but try to limit the cost of it, on home insurance I assume some risk by carrying minimum, in co all those Marshall fire victims were complaining about rebuild shortfalls but every home insurance agent I've dealt with tries to sell you full recovery policy and it's expensive.

Things I am considering:Painting all of the colored rooms a neutral color.Re-wording the ads to make them more appealing or to include more information.Lowering the rent by $50.Raising the rent by $200 or so but including gas/water/electricity.Getting a storage unit for a month to hold everything but the bare necessities so that the home is more bare until we can move.Here is the listing.

Agreed when I started in RE at 18 I lived at home the first year and used my parents car :) One always needs to measure necessity with wherewithal.

Liability insurance of $300k-500k per house in a standard landlord policy + an umbrella policy as I crested a 7 figure NW.If insurance co's are willing to underwrite me a $300,000 liability policy for $30/mo I realize the real risk and necessity of extra protection is low.
