Yesterday he emailed back stating he found a place and is moving out in 2 days bc he doesn't agree with the appliance contract...He never gave me any 1 month notice, and I only have his 1 month security from him, this does not include any damages yet that they did on the property, which i heard from my realtor that there's drawings all over all the rooms , a mounted TV with holes.

Update:  I had an opportunity to buy a larger apartment complex in Mount vernon and decided to 1031 this property into the new deal. 

I put a fire extinguisher inside each unit, usually mounted in or near the kitchen sink base cabinet. 

I bought my first quad in Mount Airy last May.

Congrats on finding a place though, is it in Rocky mount?

The only downside I've found is you have to have a wall mounted unit in each room. 

Some areas that have peaked our interest include: Packwood - Mount Rainier / Lax Regulations / Year Round, High Demand / 3 HR commuteAshford - Mount Rainier / Year Round, High Demand / 2.5 HR commuteGoldbar - Stevens Pass / Hikes / Demand ?

The other element, is the mount of the expense in view of the big picture, such an expense is probably not that significant.

As a resident and property manager/owner in Newark, NJ, I highly recommend that you invest in multifamily properties where there is a high demand in rents such as Newark particularly the Upper Clinton Hills section/ Vailsburg/Weequahic/Mount Pleasant areas. 

If you are looking for that,  you may try grove city,  it's about 10 miles from downtown columbus,  a major hospital in the area (mount carmel)  is moving their main downtown columbus operation to grove city right off I-71.
