Found an on market deal.Ppty was flooded during Harvey and unoccupied .But the big problem is lawsuits .As per sellers agent Hoa is sueing the seller for not paying the fees( shouldnt it be an HOA lien)First time hearing HOA will sue you .The second law suit is between seller and insurence company bvoz seller was only paid 1600$ as insurence compensation bcoz of the flooding .Insurence company tried mitigation but seller refused.My question is what should i know before submitting an offer.Will the deal close ?

I am trying to pull the 2 businesses together for greater focus.My goal is to find a way to build an addition onto my house to act as an in-law suite / airbnb rental but I will need to pay myself over the several months that it will take to build the suite.Second note is that my house is up for refinance in about a year and a half so it would be great to wrap both loans into the refi with a little cash-out if possible.
