I do think this is a great way to get started with a fairly small amount of capital assuming you make enough to obtain the loans.

We don't allow anything more than a small goldfish bowl.

Small fees involved, but nothing publicly recorded. 

Anything over 2 mil I'd go with a Freddie Mac Small Balance Loan. 

They activate on sound/motion and will record a small VISUAL snippet of what is going on, but they DO NOT record sound2.  

There is way too much supply and these "big dog" buildings are offering insane incentives, effectively killing the small landlord.

Currently it is part of a much bigger parcel that the landlord has been developing as a small residential community.

@Jeremy TaggartYou seem knowledgeable about Pittsburgh…I have a buddy who has a couple hundred doors there (single family and small multis) he deployed all his cap a while ago and has done well there.

Nothing can replace you being in the room when both small and large deals are being talked about. 

For your BRRR in Ohio, it depends on how big or small you want to go.
