First, you don’t need REPS status for the STR loss benefits.Second, REPS is a double edged sword.

Energy (propane/electric) costs annually are atleast double to triple for an indoor heated pool, unless it is a small fiberglass insert which guests detest as they are just a little larger than a hot tub. 

The guest sees the relative value and we are able to protect our margins.

I've also been investing in the Indianapolis area, more for cash flow and tax benefits (may be able to get REPS status by logging my hours but that's another topic).

Renovated the additional dwelling unit which is a 3 bed / 1 bath space spanning about ~1000 sq ft and added landscaping / hardscaping for guests to sit out and enjoy the shared backyard.

I will be renting out every room in the house plus a guest house ADU in the back!

The type of tenant you get in commercial heavily varies on the economic status of the local economy, as well as the layout/who you're catering too.

By the room will be more work as you will also have to deal with issues of guests.
