@Ray LovelessWhile I am in agreement with most of the post the stock market is currently very volatile, however portfolio diversity is a great approach to build wealth and mitigate risk.

Charlotte here:Pro: appreciation, diverse employment base, rapidly increasing population, emerging smaller markets all around  Charlotte that you can still get into rather inexpensively with relatively high rentCons: becoming quite competitive (not a bad thing necessarily as it means appreciation) You should, however have a cash or hard money acquisition plan to ensure you can be competitive.

Toledo is a good market because of it's diversity.

No state income taxes, Population growth & a diverse economy.

I just worry about the politics, lack of diversity and how welcoming the place will be to immigrants.
