(:I would recommend getting on the phone and interviewing a minimum of 2-3 agents to grill them on their knowledge (both in general local real estate practices as well as investing), determine what they specialize in, and also to ensure your personalities gel. 

Use concrete counters in the kitchen, they are cheap to make, look good when stained and last a long time.The backyard would get a heavy duty picknick table with a cheap umbrella, some wood beach chairs and a gas BBQ.

Do they talk about the fact they like to use their webber grill indoors?

You can always add an addendum to your "official" contract/lease with things like "No grilling on decks"etc. 

Grilling, noise, plumbing, ...

Not to go too far afield from the original question but this town is different from any other towns with trains because we are  our own little slice or paradise...when you throw your line in the ocean you pull out a plump tasty fish and when you scatter some seeds you grow our own special datil peppers to make a tasty hot datil sauce to brush on your tasty fish...and then throw some oysters and clams on the beach fire grill...we have oceans where you can surf and skim board and Intracoastal where you can Kayak and windsurf  and marshes where you can see pretty pink spoonbills and historic streets and buildings where you can dress like a pirate and drink rum and go argggg....when you can live here NO ONE I repeat NO ONE wants to live by the tracks...so to the original poster I say I would NOT buy anything on the railroad tracks ! 

I grilled him over and over and he said it could be due to the lint clogging up the heating elements.

Their questions are:1" In regards to prohibited flammable materials, propane grill is ok ?

So I could see having a kitchenette there would be great for BBQ's and stuff where you don't want to go down the exterior stairs from the main level when you have people over.
