It's an investment towards your REI "career", which would translate into reduced risk in future investments.

Not met a lawyer who didn't know what "subject-to" meant, but if you say "sandwich lease" that's a guru RE term, you need to translate in conventional RE terms, it's "sub-letting" they should understand that. 

The only advice I have for you is until you feel comfortable (and this goes beyond your first deal), make sure the worst case for you isn't life altering. 

I think one of the issues that you may run into is not having experience or being able to translate your current experience into flipping.

Basically that translates to the same, higher acquisition costs discussed earlier.Good luck and thank you for your service, (sorry, can't resist), fly-boy.

Anthony - I know you are well intentioned  but "lower income" and "moving" to towns like "Phoenix, Houston, Atlanta or Dallas" encompasses a whole LOT of factors (Economic/social etc etc) that don't translate easily to uprooting from their existing place and moving to  as you put it.  

I've altered my schedule to be available because I'm so excited to be a part.

I have no idea if any of it would translate to other countries.
