@Jeff Willis so one thing to keep in mind, these moratoriums are also the potential first step to landlord relief funds...a taste of which we saw in some of the earlier emergency programs.

I know it was a relief for me to get my first one.

The original CARES act provided money to states for programs to help with rent relief.

My buddy who does mortgages says that mortgage applications have declined to 2019 levels within the last 60 days and it takes 3 to 6 months to see this correspond with the housing market so we may see some short term relief heading into fall.

Also consider how long you are willing to give them free rent in the hope that they and you will get some of the rent relief money. 

They knew if the "general population" was allowed to vote that politicians would just promise them money (handouts, debt relief, etc.) to buy their votes.

I might suggest too, that landlords do a quick monthly check of court dockets, findings and judgements concerning tenant/landlord disputes as they are handled in your area; it shouldn't be hard today with courts being online.Sometimes, a residential lease agreement simply puts a psychological seed in the minds of the parties to govern their relationship, there can be many valid reasons for either party to seek relief from the intended obligation under contracts. 

Elected officials were essentially given free reign to impose one-sided moratoriums that favored the tenants and offered little relief for the landlord(The rental aid coming in comes with strings attached).

The current US/UK tax treaty provides significant relief on jurisdiction to tax and rates of tax issues, just as a starter.
