You are stretching too much above your means and you need to think of more creative ways to get whatever you need done someone mentioned seller financing and stuff like that might work better for you.If you were to buy a duplex and use 75% of the income towards your gross income you would still be at a loss- you only make 40k.

No lender in their right mind will lend on a property that doesn't make money.Since I do residential short sales, commercial short sales are not a stretch for me and his course is spot on as far as evaluation.

Rich I don't think Obama is doing a very good job at all (in fact, I think he's doing a horrible job)...but I think it's a huge stretch to say he "doesn't care much" or that he wants to "break the bank."
