The condo association might also want to stipulate what kind of business you run there with the sale of the land (in an effort to prevent you from opening a noisy bar or medical marijuana shop). 

I would consider buying with two stipulations, That I could raise the rents a reasonable amount and that the purchase price and cost to separate the utilities line up.I would never own a rental property that had utilities included in the tenant rent.

To my understanding most banks will not loan if the downpayment is borrowed, and if the money is gifted there are stipulations.

My lease stipulates boats and other vehicles may not stored on the premises.  

Also keep in mind sometimes (most of time) the lien holder has a stipulation that the purchaser of a short sale cannot be related to the seller it has to be an arms length transaction.
