I am using apartments.com for listing and do not want to use it for screening. yesterday I received an application request from the portal but I want to use mysmartmove for screening.

We would like to request ID's before renting for everyone staying....just a thought. 

They can quote the by-laws by song and verse... be it the decoration you tenant hung on the door, or the tenant's inoperative car, or noise violations, etc, etc.I would definitely check into the rules of the HOA.  

So, I was willing to fulfill the request, just like the one you mentioned, but I had the choice of FF leads.

I see letters have been sent requesting money and threatening eviction.

Nine times out of ten, they won't even request them since they will use the property's projected income to see if it's enough to cover the projected monthly PITI payment.

I've personally worked with a handful of "investor-friendly" lenders, primarily on DSCR loans in recent years, and each time I've run into significant delays, lack of transparency about the process, have been fed the requirements in a piecemeal fashion (every few days there's a new random request rather than having it all organized from the start), and have even run into lenders who were substantially misinformed about the real estate industry or the laws that govern it on both a local and federal level.I think there should be a better site to encourage accountability by tracking how long it actually takes each lender to close their loans on average, and what unexpected hurdles investors encounter when trying to work with them.I can't seem to find such a site.

I suppose I could request all permits from the city and eyeball it from the curb.
