Get a paper certified check to bring to close. 

That makes it very liquid for doing down payments and closing costs.I learned that lenders do not like any money showing up in your accounts that do not have a paper trail... and making all this easy on the lender will help you get the loan done faster and easier, so no gifts from family or anyone within several month before you start looking to get a mortgage loan.

We won't need their help funding it, but on paper our debt to income will probably look a bit screwy in the gap while I'm working part time and then starting WOCS/IERW.

This seems better on paper than a hard money loan or private equity assuming my math is right... what are the downsides?

I've noticed when I've gone to open houses, I'm either signing in on an ipad, or signing in on paper. 

She wants me to sign the refinance papers and a notarized letter saying I will get my money back when she sells the house.

Just a piece of paper prommisory note and a handshake, until they make all payments.

It's very easy to make a property look good on paper.
