I left out the important details about how much work the house needs: new windows, roof, no AC, not even a fume hood in the kitchen, sometimes mold issues in the basement, broken windows, landscaping. we basically self manage which is at times frustrating.

Here is what we know so far:Out of state land lord Has been for sale for more than 3 monthsAsking price 240kBuilt in 1981Each unit is 1050 sqft 3/2 with utility roomRent is $1050 (I have not seen the actual numbers this is what the real estate agent told us)Landlord is paying water and trash but don't have those numbers.Two units are currently leased Last roof: unknown AC and water heaters are currently working but do not know when they were last replaced.

It is basically getting a roof over your own head by buying a property and you either having more units in that property to rent out for income or using your spare bedrooms as rentals.

I am looking at putting an offer in on a property in my town, it's a triplex that was originally a home converted into 3 units, built in 1920, with new roof, siding, water heaters, electrical and Plumbing.

Once you own a rental you must kepp it habital for the tenant, meaning always having working furnance, hot water, a roof over their head, etc...A down payment for onwer carry is whatever you can negoiate.

Build in late 1970s, 3 bed/2 bath, 2 car garage, approximately 1600 sqft, need new carpet, possibly new roof, has some foundation issue, and require general update through the property as stated on the flyer.

Once you get better at estimating costs, you will be able to estimate things such as: roof, kitchen, bathroom, flooring, painting rooms, doors, windows, etc.
