Go find a business lawyer and have an LLC set up with an operating agreement, your first set of resolutions and obtain your tax ID.

I don’t have direct experience with rent to retirement but my property management company, Resolute Property Management, is working with some people who purchased through them.

Secondly, does anyone have a point of contact that I can talk to with the city government to talk with them to let them know what my plans are and figure out a resolution for these code violations.

 I would go with high resolution laminate with the full round or ogee edge with no backslash.

Have you tried putting together a members certificate or a resolution voted on by the members to give you authority to sign on behalf of the LLC?

My "typical" loan package includes a note, mortgage, personal guaranty(s), affidavit, and a resolution (for the entity to borrow the money).
