Just got a two family house in August replaced drop ceilings repainted and managed to get roaches under control.

We re-painted everything and then added great decorations and staging throughout.

I replaced the roof, repainted the interior, replaced the HVAC and installed new carpet.

A few things I can think of at the top of my head is to:1) Add leasing fee for additional occupants;2) Offer landscaping services for a fee;3) Allow for pets and charge pet rent (as long as you have durable materials in home to avoid faster wear and tear);4) Update hardware in kitchen;5) Change old light fixtures - make sure you have good light in the home;6) Update doorknobs;7) Repaint front door; and8) Add outlets with USB ports.I have heard some people mentioning that adding a smart thermostat can help increase rents - anyone have first hand experience?

The ideal situation I'd want to do is little to know repair, only repainting, changing the flooring, etc pretty much just updating and cleaning up the units. 

I had it cleaned with a mold cleaner and then had them put Kilz on it and repainted.

One parent (Guarantor) has endless requests: Can we repaint the entire interior, or at least the bedrooms?

Even if they cleaned or weren't smokers you'd be repainting. 

Although the hardy board type siding needs to be re-sealed where it butts together from time to time and repainted from time to time.Everything else seems to have more maintenance issues.For instance vinyl siding tends to get holes in it from the hail allowing water behind the siding. 

Our own houses---where we live---we've never repainted once we chose a color.
