Have you checked with your lender to see if you qualify for any mass housing or DPA programs?

Like all  resort areas there are peaks and valleys make sure your property manager has in depth experience and can show you there program to keep your rental occupied.  

There are DSCR programs available for upto 80% cashout .

They have great networking events, panels, programs, etc. 

I see two ways of attacking this: - Paid mentorship/training- Teach myself (YouTube videos, Reading, Trail by Fire basically) I am leaning towards the paid option because I do have the capital to pay for a program.

Even if you did hold the golden key to success what would cause you to want to create your own competition unless you was trying to sell some program, mentorship, or some other benefit from doing so?

Depending on your market buying a duplex might be feasible but many down payment assistance programs do not offer credit for multi-families.
