Hard Money lenders prefer first lien positions during the rehab portion due to the enhanced security, control, and financial stability it offers.

Since I don't have control over what their goals with the property are or how good of a rehab they can do, if someone asks for my opinion, I will give it, but I prefer to work with experienced investors.With that said, even though I price my properties very fairly, there are buyers who offer more than my asking because of their exit strategy.

I prefer to invest where people actually want to live.

I'm not 100% but I don't remember "High Crime" being one of the preferred search terms on either AirBnb or VRBO.

Surround yourself with other investors, preferably those that are ahead of you.

I’m staying focused on making the best out of my preferred local markets where I know the zoning regulations and what is required governmentally to either own rentals or to do work on my buildings.

This is an example where only having one of you on the LLC would be preferable.
