It is pretty easy to keep it fully occupied but it does mean I turn away a ton of people who want a lease that doesn't quite fit my requirements. 

A lot of people have been confused about my role in wholesaling, perhaps, they are not familiar with it.

Are you looking to actively invest or do it passively? 

Unless you do that, I would not use the LLC for any activity on this property.

Are there any other Travel PT’s or people that have faced a similar problem like this before?

So many people did DIY.

You'll learn what contractors are good at such repairs, and eventually people will start bringing you "problem properties" with that issue.Another related idea: contact a good local realtor and ask them if they know of any on or off market properties that would be a hard sell for most buyers. 

You have excellent advice here from some people who didn't just get their knowledge of investing through a low rate, real estate risk off period.

I don’t have a ton of experience, 4 units right now and actively looking for more however I would be willing to try and host something if we can get some traction to get some networking going.
