I know here in PDX Multi is starting to tip over in some areas..  

I'm thinking that an building/converting an ADU on the right property might be a better deal that shelling out $800K on a multi-fam. 

We've been honing in on a pretty good development/investment formula that is working for us where we buy an existing single or multi-family house that can be improved or easily split into smaller units, and then we also add small new construction units to the property (townhomes or duplexes or cottages) and, generally, we rent them all out (though we have sold a couple of single family rehabs and we may sell the units in our next big project...

He is a commercial real estate developer as well as having built and owned several multi million dollar businesses and has owned residential rental properties as well.

Currently, the largest multi-unit property I own is a 24-unit.

I buy multi family and single family from wholesalers because its faster and I use hard money loan to fund my deals

There are multiple billion dollar companies dumping money into the city, such as Intel, Google, Honda, and Amazon.

Implement strong passwords and multi-factor authentication.

.- A hot tub that isn't wired correctly because you hired the housekeeper's husband to do it for you for 50 bucks.- The shiny new barbeque grill that you had the housekeepers place on the wood deck next to the railings.- That quirky, and warm, light switch that you didn't notice because you haven't been to the property in a year.- The shower that you noticed is awfully hot but failed to check into it more before you left.And so on. 

@Tosin Oluwatoye and @Jason Rowlett I am actually constructing two tiny homes (454 & 340 sq ft) on one small lot and will market them as a multi-family property.
