With the way society is today, I could just imagine how some people will say its offensive.   

Unfortunately, BP generally looks at wholesalers with the same disdain that society has for Realtors.

Of equal importance is to make sure that you have enough cash to pay for renovations to make it appear new and modern and including adding a game room and/or movie theater and themed kids bedrooms. 

And in the area I'm looking at, some students will pay a premium to live in an off-campus house that is clean, modern, safe, and with other like-minded students. 

The seller is not willing to modernize it. 

Two, daily rental prices for larger 3, 4, and up bedroom condos and townhouses especially have gone up this season dramatically, even more than the purchase prices - to the point that now they are profitable as pure rentals, but only if you self-manage, which is easy to do with smart locks and modern technology.

Unfortunately we live in a very litigious society.
