I suggest 346k min, they want to sleep on it, I tell them text me before 7am and let me know, they call me at 9, we have offer in at noon, agent tells me they accepted an offer late last night and 346 would not have cut it anyway.

The numbers will work out like this using round numbers:$64,000 (ARV)x.75 (LTV refi %)$48,000 (New loan)-$24,000 (old loan)-$3000 (refi closing costs)$21,000 (Cash to me at Closing)-$25,000 (Cash I invested: Down Payment, Closing Costs, Rehab)Net: -$4000 (My money left in the deal)This is rough numbers but you get the idea.
