It can't have any more guest rooms than it already does and the commercial use loses its legal non-conforming status if the main residence isn't occupied by the property owner or an onsite manager. 

From my perspective, the main issue I encountered is whether you're allowed to transfer ownership from your personal name to an LLC.

Make sure tenant knows how to flip breakers, turn off the water main, relight water heater pilot, etc.

We Currently STR our Main home and live in the JR adu so the goal is to really supercharge the ROI. 

Electric Meters: I doubt the even if the ADU is a separate structure they have a separate electric meter as they were mainly used for guests.

Amenities are great...but IMHO, the main amenity is a nice, clean, warm, welcoming house with good coffee and a good bathroom.

How old are the main mechanical systems HVAC, Water heater, Boiler?

We are looking to add flipping houses and have been diving into learning all about this area of real estate.Our main question is - why not use your own cash for flipping vs. financing?

San Jose is now the first city where an ADU can be sold separately from the main house - I'm not sure how that works, maybe the land is divided up in the assessed value???
