As many of you are aware, if you own a building in your own name, 1-4 units, you can often get great "FNMA type" financing where you get a decent interest rate, lower DP, and literally locked in with no rate changes for 30 years.

Literally they will send me props and by the next day many are under contract.

They have high flush toilets in all their units and are paying the water and sewer for the residents excessive usage and just don't care. 

Literally the best money you can borrow.As for working with a turnkey provider investing out of state specifically it's not really that complicated to buy out of state.

When I was working full time as a carpenter I was hired many times to go in and fix literally EVERYTHING the HD guys had done.

Water heaters can go longer if they are flushed and the water supply is not either corrosive or has a high mineral content. 

Their office is literally next door to the biggest Title company in town, so everyone knows each other. 

You can literally feel yourself walking down as you walk from one side of the house to the other, plus the house is just not square. 

I tend to fall into bad situations though being nice to down-and-out'ers half of who end up preying on my soul(literally!)
