If you need an office the get one as close to home as possible. 95% of successful agents work out of their homes, Starbucks, or on their phones.

I'm sure the $$ numbers work...as stupid as it seems on the surface....I have no doubt that this will work out financially.

However, you may be able to work out a different percentage (including nothing down) with your lender.The Refinance step still is applicable whether you have a Private/Hard Money Loan or paid all cash for the acquisition.  

I have an appointment with a local bank tomorrow that will hopefully work out but am trying to explore all my options.I have someone who will personally lend me the money for the down payment.

It is something they need to work out on their own.  

It was so time intensive for a few reasons, although everything was relatively close to each other I spent a lot of time running between units doing a lot of low dollar tasks.

That situation likely won't work out - I guess I was just curious if anyone had made a deal with a seller for a lower purchase price (subsequent lower DP) with the incentive of a profit/equity share.

She is really motivated to sell but is connected with a realtor already and the numbers don't work out for me in a buy and hold scenario so I cant offer to buy the house thru traditional channels.

Homes bought as primaries and then turned into rentals (without considering them as a future rental at time of purchase) rarely work out well.
