It is sitting in the best school district, and is “newer” construction being built in the early 2000’s.My question is how do I find a partner to tackle this rehab with!?

Separate those ideas for now and tackle one at a time to help you learn what you do not know.  

They have definitely helped me figure out a clearer path on how to tackle this project.

I am excited to see what others would do in this situation, because there are tons of new investors (myself included) that would benefit to see how, what, and why experience investors would tackle this situation. 

I want to cut my teeth on SFH rehabs, before I tackle 2-4 units, then onto commercial properties.

Maybe someone has already tackled this and the case law is settled.

I am thinking of tackling my bathroom remodel myself and using a Wedi shower system.

I think it comes back to fundamentals blocking and tackling.
