Sort of a crazy freak incident and insurance was easy to work with and that loss of rental income / commercial liability portion would’ve been tragic to be without! 

It is a fairly small town so I would suggest not relying on city crime metrics because normally crime is assessed as number of incidents per 100,000 people, which gets messed up in a town of 8,000 which Granbury is.

They do it because the insurance carrier tells them that if there is ever an incident on their property or a pitt bull is found living there during an inspection then their insurance will be canceled.

I know that sites like AirBnb and VRBO offer insurance that protects the host from incidents that happen during a rental, so is it necessary to get my own insurance to cover these rentals?

The bottom line is that a tenant's dog bit someone and not all insurance policies cover incidents from animals of certain breeds.
