Not sure what world you are living in, but 5% of a property's value per year for Capex is the most absurd thing I've ever heard, unless you're buying sub-$50K/unit crap that is just in horrible condition.

There was a time when things were horribly mismatched.

The house is only being sold for 6k, its in a horrible area and the owners just want to get rid of it.

Long hard days, but the pay is great and offsets the horrible teacher pay we have in this state.

I've seen examples of companies that don't answer the phone, only have 4 hours a week that Tenants can come into the office, practice just horrible screening practices, take weeks to respond to maintenance issues... the list goes on.  

You don't know until you do it.I figured out I was horrible on the phone.

My response rate has been absolutely horrible with getting maybe 3 or 4 calls per pass if even that and no deals.

Horrible job, now I have to rip out the tile sil and the bottom of the inset and pitch them properly, probably with a piece of granite, marble is just too damn porous and soaks up soap etc no matter how much you seal it. 

Even though we floundered for almost 6 weeks with a contractor that did horrible damage, We finally found the right guy, ended up finishing 25k over budget and tied up over half of our initial 52k we had to invest, with no way to BRRR out of that messup.

And the flights aren't horrible with the kids...they just stare at the TV monitors until they fall asleep!
