That's about how many overall residential homes are on the market along the entire 400ish mile long rugged and majestic Oregon Coast at any given moment. 

You could buy 3-5 nice duplexes-fourplexes in great locations (like Miami) over the next little 5 or so years and you will be miles ahead of 90% of the real estate investors ten years from today.

It's about half and half and even the ones I have with partners I am at least a 50% owner or more.

Problem is, I’m in Indianapolis where, 1/4 mile outside of downtown, in any direction, is C to D class neighborhoods.

I wouldn't worry at all anywhere within 2 miles of downtown. you are in the very south of south side area commission but still very strong market. once you cross 104 it's different. 

I did so because at the time to purchase the property was about half the cost of renting, and there were no STR regulations in Curry County or really beyond..I recognized early that the regulations that quickly developed to restrict my BNB business in Los Angeles were likely to reach other areas and by being ahead of the curve, could own a long term vacation rental, in a land I wanted to be anyway, before there were rules that would prevent that goal. 

It's a few miles north and has lakes, bike trails, golf, etc.
