Very important for you to get that experience, just being around rehabs will help a ton.Flips are tough in the areas i've been looking because it's super competitive and my direct mail pieces didn't result in any flips (got a good listing or two so still made some ROI on the mailers).

This is strictly a perception thing in my opinion, not a legal issue.Also generally speaking the code of ethics for licensees makes things like wholesaling a bit of a gray area in terms of who all gets a piece of the pie (broker's comission split and other distribution of earnings)

My piece of advise would be to check with the water supplier and see if there are any rate hikes planned for their large customers.
