I love guys like this wholesaler you're describing.There's a ton of money to be made by simply being honest, transparent, and straight forward.It's really that easy.

Unless you want to overbid someone else they would not entertain if you want to buy an asset with a 25% discount lol, they are the pros.

Does anyone know if this now has to go back to the House of Representatives for approval or does it go straight to the President to sign?

And I told her straight up I will do 2% , thats it split it how ever you want . 

Factor in landlord friendly laws, 4 lowest property taxes that don't reassess on the sale and the straight cash flow is not as important.

So we are getting a discount off of that number.

Also, don't expect straight streets - the roads look like spaghetti dumped on the ground from a birds eye view as the developers wanted to make as many lake view properties as possible. 

Usually, a red flag for me is if anyone asks for a discount.

It's harder to give you an accuracy rating of those numbers, because a lot of the numbers you call will go straight to VM, so you don't know for sure if it's the right person.
