Really great information, thanks for sharing @Henry Lazerow and another great read, thanks @Paul De Luca - I didn't realize how prominent de-conversions to SFH was in the north side. 

It's very cyclical obviously, and Sherwin Williams would have a better pulse than most, so I would not be surprised if it shifts as grey as been de rigueur for a few years now. 

We just bought our first house last year here in DE (Conventional 5%) last spring and it will make a great LTR (Cash flow roughly $500/monthly).
