@Salvador Covarrubias I support the above comments, any time an appraisal comes back with subject to or listing deferred maintenance, the lender will require those items to be remedied or fixed prior to closing.

Estimate is excess 1.5K for claiming half the walls and ceiling in the home need to be repainted, every door in the house needs to be cleaned, and other random items.

I’m an investor and property manager and what we see is that ongoing maintenance items that bother the tenant or that will do damage to the home need to be proactively addressed.

All I really want are the initial setup of documents to allow my company to write off more items.

Overall I like the program but agree people have too high of expectations and think it's a magical tool that solves every problem.My favorite is when the annual inspection comes through with such detailed line items like "fix door".Literally doesn't tell you what needs to be fixed, what door, etc.

Companies didn't want to travel that far if they were not going to get a replacement job and when the warranty company requested things like detailed photos and written, itemized replace vs repair estimates they quit answering the phone altogether!
