I have read every forum I could find reviewing of each of these and most are fairly dated so it'd be great to have recent experiences with them considering how software changes/hopefully improves with time and development.

If so and I was to create LLC after buying my third or fourth property, is the cost of transfer to LLC at a later date really that expensive compared to the maintaining of LLC on just one property for few years?

Just be ready to send an eviction notice if they go past their current 2nd payment average date.

Will it trigger another 30 days from date I resend?

My current lease states that my late fee is $25/day following the due date so if it was 10 days late the total late fee due would be $250.
