Like you mentioned, the portal's lack of communication on the deal probably has to do with growing pains & allocating time to highest priority items, which for them may be getting more deals funded... as an investor that has done many fix & flips with short-term borrowing, an extension on the repayment is unfortunately necessary, however, the key to keeping all parties happy is the communication.

After working with our attorney, we'll require a written payoff agreement from the seller's bank in order to proceed, and a good portion of the remainder of the price will be allocated as rent credit, since the seller still has one business operating on the premises, which will stick around for a little while.

If you are able to set up a "Rent Escrow" account with the courts in your area, I'd also let them know that will be your next step if you do not hear from them within the allocated timeframe.I guarantee, if the rent check stops coming in, someone will be in touch with you.Of course, the downside is, they can fix the problems...decide you are too much of a PITA (not saying you are)...and give you a 30-day notice, since you are month to month.
