After looking around I've concluded that we're blessed with several reputable network groups such as SDREI, NSDREI and FIBI.

@Brent CoombsI didn’t conclude that it would be good to not pay off the house.  

I have some good firends at the title company (thankfully) and they've concluded on the prelim that there are no liens, judgments or mortgages.

These experiences, plus others led me to conclude that I'm going to spend my time working with agents/representatives who take the time to vet properties in which I can earn a living.  

@Ali Sheik, if the MARKET rate for the area is 8%, and has historically been 8%, what factors would lead you to conclude that in 10-20 years it won't STILL be 8%?

I'd just like to know of anyone's expierence with pre foreclosure, in texas really all I have found is whats open to the public is the trustee sale notice and not so much notice of default (but i have found appt of sub trustee) Anyway me and my partner have concluded that we are going to door knock on the pre foreclosures since im sure they are already swarmed with letters.

I quickly concluded that out-of-state purchase is NOT for me, and also that C class is NOT for me either....I now have this crazy idea in my head that I want to hear your advise on.....Can I get into flipping in Bay Area????
